In lieu of the continuing uncertainty in the Spanish property market, more conservative European real estate buyers are looking further south for a retirement asset to invest their money in, and over the past few years the lower Portuguese region of the Algarve is proving to be the front runner for overseas property investors’ dollars. With its year-round warm climate, abundance of space and low-density developments, a certain air of desirability and exclusivity is leant to the area that some would argue Spain simply doesn’t possess anymore. As a result, a number of high-end new resort and residential projects have sprung up over recent months (although don’t worry, supply is still being restricted at a level that prevents a Spain-style ‘overheating’ of the market), and due to continuing demand from the wealthy, prices have survived the recession relatively intact.

“In the past three to four months we have seen more interest from those looking to buy at the top end of the market”, says Simon Perks, general manager of prime Portuguese property lender Santander Totta, on the continuing levels of demand in the Algarve following the recession. This extends to the lush, exclusive resort of Vale de Lobo, where golf enthusiasts flock in their hundreds, and equally to the premier holiday development of Quinta do Lago. Even in months where wealthy jet-setters, upper middle class professionals and speculators are not using these properties themselves, proximity to world-class golf and spa facilities ensures rental demand will be high and yields excellent. ‘It’s considered essential to be in an attractive, well-maintained golf area, which will yield good rental prices”, says Savills International’s Charles Weston Baker.
